RNDSQR has been an expert in middle housing in Canada, delivering nearly 200 gentle-density homes and over 300 apartment units in established neighbourhoods over the past eight years, several of which are local, national and international award-winning developments. Through this work, we’ve celebrated successes, we’ve made mistakes and learned from them, and most importantly, we’ve realized that in order to make a big difference, we can’t do it alone.

It is for this reason, we’ve created mddl with a renewed focus to advocate for and champion the efforts of at-scale delivery of middle housing. mddl is committed to the delivery of diverse, inclusive, scalable, and affordable middle housing solutions to make a measurable impact on the housing crisis facing communities across Canada today.

 
 
 
 

In the mid-1900’s, cities throughout North America began to abolish zoning that allowed for a diverse range of housing types to be built. The lack of housing options has created affordability constraints and contributed to outpaced demand in suburban communities.

 
 
 
 

WHAT IS “MISSING MIDDLE” HOUSING?

A housing typology that fits between single family homes and mid-rise developments. When you look at the skyline of a typical Canadian or American city, you see low density housing surrounded by a denser center with little in-between – hence, the “Missing Middle.”

 
 
 
 

The lack of housing options has perpetuated affordability issues and contributed to outpaced demand in suburban communities. In the City of Calgary as an example, 90% of houses are being developed outside the established communities, while only 10% in the inner city. In recent years however, there has been a renewed interest in urban living and a growing recognition of the benefits of diverse housing options in established communities. As municipalities face challenges related to affordability, gentrification, and transportation, there has been a push for more inclusive and sustainable housing solutions.

Middle housing provides opportunities to create more homes and provide more affordable housing options. It also provides a crucial role in providing diversity and vibrancy in our established neighbourhoods by accommodating different “ages, stages and wages.”

Alkarim Devani is co-founder of RNDSQR, where his passion for design and innovation drives his vision of redefining what it means to be a developer. Alkarim’s work building RNDSQR has garnered national and international recognition and is a frequent guest lecturer at The University of California, Berkeley, and The University of Calgary. In addition, Alkarim is a dedicated and active member of the community and development industry. He regularly contributes his time to numerous volunteer organizations as well as a number of industry-led boards and communities including D.Talks and Calgary Housing Company. Alkarim’s work has gained a multitude of media attention and frequently been the recipient of The Canadian Architecture Awards, MUDA Awards, American Architecture Prize, and the BILD Awards.

Darlene Jehn, BES, MSc, RPP, MCIP, PMP

Darlene Jehn is a certified Project Management Professional and Registered Professional Planner with a master’s degree in Sustainable Urban Development from the University of Oxford. Her professional experience spans across various sectors, including both public and private, where she managed a wide range of projects. From overseeing municipal-wide policy initiatives to obtaining development approvals for specific sites, she has demonstrated her ability to navigate complex challenges and deliver results. Notably, Darlene has held the position of Vice President of Development for the fastest growing hospitality brand in western Canada. In this role, she spearheaded the expansion efforts for boutique hotels, residential middle housing, and commercial and industrial real estate projects, collectively valued at over $450 million. Darlene serves as a board member for the Town of Canmore’s Subdivision and Development Appeal Board and Bow Valley Builders and Developers Association.
